Life Insurance vs Mortgage Protection: What’s the Difference, and Do You Need Both?

If you’ve bought a house, you’ve probably heard someone mention life insurance and mortgage protection.

They sound like they should do roughly the same thing. After all, they’re both about protecting your home and your family’s finances.

But they actually protect against two quite different situations.

Here’s the simple explanation.

What’s the difference between life insurance and mortgage protection?

Life insurance is about what happens financially if you die. Mortgage protection is about what happens if you’re still here, but can’t work because of illness or injury.

In New Zealand, mortgage protection can mean different things depending on the policy. For this article, we’re talking about mortgage repayment cover — insurance designed to help with ongoing repayments if you’re unable to work.

Life insuranceMortgage repayment protection
What triggers a claim?Death, and often terminal illnessBeing unable to work due to covered illness or injury
How does it pay?Usually a lump sumUsually monthly payments
What’s the money for?Mortgage, family expenses and other financial needsHelping cover mortgage repayments
Main purposeFinancial security for those you leave behindKeeping repayments manageable while you recover

The exact benefits, exclusions and payment conditions depend on your policy.

What does life insurance actually do?

Let’s say you and your partner have a mortgage and two young children.

If one of you died unexpectedly, could the other person comfortably manage the mortgage, household bills and the cost of raising your children on one income?

That’s the situation life insurance is designed to help with.

It generally pays a lump sum that could be used to reduce or clear the mortgage, cover living costs or give your family some financial breathing room.

And it’s worth remembering that life insurance doesn’t have to be just about paying off the house.

For young families, the financial contribution of a parent goes well beyond the mortgage.

So what does mortgage protection do?

Now imagine a different situation.

You’re still here, but an illness or injury means you can’t work for six months.

Your income might stop or reduce significantly. But your mortgage repayments won’t.

Mortgage repayment protection is designed to provide regular payments if you meet the policy’s conditions for being unable to work.

The amount paid, how long you need to be off work before payments begin, and how long payments can continue all depend on the cover you’ve chosen.

It’s also worth checking whether you already have income protection insurance, because the two can overlap.

Do you need both life insurance and mortgage protection?

Possibly. But not automatically.

The better question is: what would put your household under the most financial pressure?

For some families, it’s the thought of one parent dying and the other being left with the mortgage and children to support.

For others, it’s losing their income for an extended period because of illness.

And for some, both are significant risks.

That doesn’t necessarily mean buying every type of insurance available. It means understanding which risks you can manage yourself, and which ones you might want help protecting against.

What if you already have insurance?

Before taking out another policy, check what you’ve already got.

You might have life insurance through an existing policy, income protection through work, or cover you arranged when you first bought your home.

It’s worth asking:

  • How much would my family receive if I died?
  • What happens to our household income if I can’t work?
  • Would our savings cover the mortgage while we waited for a claim payment?
  • Are we paying for two policies that cover similar risks?
  • Has anything changed since we originally arranged our insurance?

Sometimes the answer isn’t more insurance. It’s making sure the cover you already have is doing the right job.
